Miami, FL – March 21, 2024 -Ricardo Dunin, CEO of Oak Capital and a trailblazer in South Florida’s condo-hotel industry, along with Edifica, a prominent developer from Peru, have partnered to launch North Development and introduce DOMUS, an innovative short-term-rental-friendly brand. DOMUS’ debut project, Domus Brickell Park, situated in the thriving Brickell area at 1611 SW 2nd Avenue, showcases 171 short-term-rental-friendly units spread across 12 stories. These units, including studios and one to two-bedroom options ranging from 330 to 979 square feet, have been impeccably designed by Zyscovich Architects with interiors by Urban Robot.“The Domus brand is focused on a specific type of buyer and ultimately, the guests who will utilize it,” Shares Ricardo Dunin. “I would say that we have been able to effectively bring our knowledge of not only the luxury condominiums, but the experiential component from the hospitality side of our experience — That is really a big differentiator.”
WRE: Can you share the inspiration behind the creation of the Domus condo-hotel brand and how it’s different from other projects in the market?
Ricardo Dunin: I had the opportunity to launch a first-in-market condo-hotel back in the 1990’s with the Mutiny in the Grove, and while that was innovative, for the most part, that space has grown stagnant. The advent of Vrbo and Airbnb brought short-term rentals to a new dimension of course, but as it relates to the person looking for a hotel alternative, the product space has not changed. This is why we created a new asset class called FLATS (Flexible Apartments for Temporary Stays).

WRE: Can you expand on this new “FLATS” concept and what makes it different?
RD: The opportunity with our new DOMUS FLATS brand is that it is hospitality-focused and run by hoteliers. Even the reservations process will be at par with hotels and airlines, and that is a major differentiator. It is not your traditional condo-hotel or condo that is rented, it’s a condo in a project built from scratch with hospitality in its DNA.
WRE: Your partnership with Edifica and the creation of North Development is a significant move. How did this collaboration come about, and what unique strengths does each partner bring to the table in realizing the vision for Domus Brickell Park?
RD: We have known and worked with the principals of Edifica for a long time. This is a company of incredible girth, not only in Peru but as a major Latin American developer. As they strategically expand Miami was certainly a logical location, and they have fully embraced the Domus brand and the success we have already experienced with pre-construction sales at Domus Brickell Park.
WRE: Domus Brickell Park appears to offer a unique balance between owner enjoyment and top-notch hospitality. Could you share more details on the innovative features you mentioned, and how they will enhance the experience for both residents and guests?
RD: For one thing you’ll be able to reserve your room through a proprietary app, from which you can also check in, check out, get your keys and conduct other businesses. That said, we will have a concierge on property to assist with a guest’s needs. The common areas as unlike any condo, they are more like shared workspaces, and will have a café and wine bar.
WRE: You’ve worked on some of the top luxury projects in the world, such as Le Sereno in St. Barth and Ritz Carlton Residences in Miami Beach, Singer Island, and the new Pompano Beach. How does your experience with these luxury projects influence the design and services offered at Domus Brickell Park?
