Miami, FL – March 29, 2025 – A massive $3 billion redevelopment plan is set to transform Miami’s Little River-Little Haiti neighborhood with a major focus on affordable housing, jobs, and transit.
Led by developer Michael Swerdlow’s group, the project has expanded to over 5,700 housing units, including workforce condos for middle-income families struggling to buy in Miami. It also includes big-box retail, green spaces, and improved transit access.
The plan, which has secured strong county support, promises no displacement for current public-housing residents and includes worker protections against extreme heat. While some community members express concerns about follow-through, Swerdlow promises a mixed-income neighborhood that benefits the entire area.
With county approval expected soon, the project’s next hurdles are city zoning changes and federal approval, with groundbreaking set for next year. Developers are working with city planners to incorporate transit-friendly zoning, aiming to create a walkable, sustainable community.
