Miami, FL – Septtember 13, 2024 – A developer has proposed a 198-unit affordable housing project near the Hard Rock Hollywood as part of a growing trend under the state’s Live Local Act.

The project, led by Eloy Garcia and Nick Mendizabal, would feature a 14-story building with 6,000 square feet of commercial space and 277 parking spots, replacing their existing used car sales lot. Under the Live Local Act, which offers tax breaks and zoning flexibility, at least 40% of the units will be designated for affordable housing.

This proposal joins a surge of applications across South Florida, as the region continues to grapple with a housing affordability crisis.
