Miami-based developer Riviera Horizons and Pagani Automobili are launching the world’s first Pagani Residences, a boutique luxury residential building in North Bay Village with completion expected in 2027.
Designed by Revuelta Architecture International and with interiors by A++ and curated by Pagani Arte, the 28-story property will feature 70 handcrafted, waterfront residences ranging from 2,000 to over 3,300 square feet, including penthouses with up to 4,400 square feet of outdoor living space.
The Pagani Residences will offer an array of amenities, such as a 240-foot waterfront boardwalk, private boat slips, a state-of-the-art fitness center, spa, rooftop pool, and 24/7 concierge service. Each residence will be customized with high ceilings and expansive terraces, embodying Pagani’s meticulous design and engineering.
Located in the heart of North Bay Village, these homes are priced starting at $2.9 million, combining Miami’s dynamic energy with Pagani’s bespoke craftsmanship.
North Bay Village Poised to Become Hub for Argentine Youth Soccer Academy
he Argentine Football Associationen (AFA) plans to build a youth soccer academy in North Bay Village, potentially bringing some of the world’s top players to this small waterfront community.
North Bay Village has partnered with the AFA to enhance the community with new green spaces and recreational services, a collaboration that has earned them a finalist spot for the 2023 North American Soccer Community Initiative of the Year Award.
Set to break ground in 2024, the NBV Community Center and Park project will revitalize Treasure Island Elementary School (TIES) with a state-of-the-art community center and sprawling green spaces. The initiative will provide a hub for social engagement, cultural events, and recreational activities, including a recreational trail, illuminated playfields, and extensive after-school programs run by AFA sports professionals.
Horacio Gennari, a representative of the AFA, envisions the academy becoming the organization’s U.S. headquarters, possibly hosting training sessions for the Argentine men’s national team. Mayor Brent Latham, who has connections to international soccer, has championed the plan, which would revitalize the village’s largest green space and provide amenities for the community.

The new Palm Tree Club will take over the iconic Shuckers Waterfront Grill & Hotel location. This redevelopment will see the transformation of the beloved Shuckers into a premier destination, merging festival energy with relaxed hospitality.
The hotel and restaurant will feature picture-perfect waterfront dining, a 20-boat slip marina with dine-and-dock services, 118 well-appointed guest suites, and a pool adjoining the restaurant and hotel.

The project from Continuum Company, in partnership with Aksoy Holdings, marks the introduction of Continuum 2.0 — the second project under the Continuum brand by developer Ian Bruce Eichner, known for the iconic Continuum South Beach.
Slated to break ground later this year, this 32-story development will offer 198 residences, ranging from one to four bedrooms, with prices starting just under $1,000,000 and featuring stunning views of the Atlantic Ocean, Biscayne Bay, Indian Creek, and Downtown Miami.
The project boasts a comprehensive array of amenities, including a waterfront resort pool, marina, indoor fitness studio, immersive spa, and sports facilities. Residents will also enjoy a variety of dining and entertainment options, a dedicated app for convenience, and numerous family-friendly activities.
Sunbeam Properties Plans Mixed-Use Development in North Bay Village
Sunbeam Properties is set to transform North Bay Village with a colossal 7.3 million-square-foot mixed-use development (updated renderings pending).
The development, spanning 13 acres and located both north and south of the 79th Street Causeway, will feature nearly 2,000 residential units, including workforce housing, 112,500 square feet of hotel space with 300 rooms, 870,000 square feet of office and retail space, public areas such as a baywalk, approximately 5,000 parking spaces, and open spaces.
Purchased for $56.5 million in 2021, the land will now host buildings up to 650 feet tall on the north side and up to 450 feet on the south, following the North Bay Village Commission’s approval of a height increase in October.
