Miami Beach, FL – March 21, 2025 – Miami Beach is one step closer to redeveloping the iconic Deauville site.

The city commission has granted initial approval for land use changes that would allow the Meruelo family and developer David Martin’s Terra Group Miami to build a 120-unit condo and 150-room hotel on the former Deauville Beach Resort site.

The 3.8-acre oceanfront property would see its floor area ratio increased from 3.15 to 5.5, allowing for a nearly 916,000-square-foot project with a 400-foot tower.

The project, designed by Foster + Partners and Shulman + Associates, still requires planning board review and a second commission vote before final approval.
