Aventura, FL –  October 17, 2024 – Aventura may soon see a major transformation as part of  Gulfstream Park could be rezoned for a large mixed-use development.

The Gulfstream Park Racing Association, part of Stronach Group, is proposing a mixed-use project on a 26.5-acre site within Aventura, which could include up to 1,633 multifamily homes, office space, a hotel, and commercial units. In exchange for the city’s approval, Gulfstream Park has agreed to provide land for a new city charter school.

While most of the 90-acre Gulfstream Park is located across the Broward-Miami-Dade County line in Hallandale Beach, this section is in Aventura.

The project would not affect the racetrack or casino, and it is part of a broader wave of developments planned near Gulfstream Park, including new residential and hotel projects.

The proposed development aims to create a vibrant urban center with pedestrian-friendly streets, public spaces, and access to public transit, but it still requires final approval after an initial reading on October 17. If approved, this rezoning would dramatically reshape the southern part of the park, offering new housing and commercial opportunities in the bustling Aventura area.
