Miami, FL – October 14, 2023 – A 47-story, 635-foot tall class-A office tower designed by the renowned Kohn Pedersen Fox firm is being proposed by an entity connected to One Thousand Group, led by Louis Birdman, Michael Konig, and Kevin Venger, in the City of Miami. The project, referred to as Tower 36 for now, was submitted for review by the City of Miami’s UDRB, with a hearing scheduled for October 18th. Situated on a 1.6-acre assemblage at the NW corner of Biscayne Boulevard and 36th Street, the plans encompass over 29,000 square feet of commercial space in the building’s podium, 312,000 square feet of office space in the tower, and 671 parking spaces, totaling more than 610,000 square feet of floor area. While the planned height of Tower 36 is 635 feet, the Miami21 Zoning Code permits up to 649 feet. One Thousand Group sees the intersection of Biscayne and 36th Street as Miami’s northern gateway, connecting the Design District and Edgewater, an exciting waterfront neighborhood, and serving as the entry point from Miami Beach.
